PROPERTY TAX PAYMENT  -  UPDATED INFORMATION JANUARY 2024

Taxes are discounted if paid in January, February, or March; beginning at
15% in January and sequentially less in February and March.

San Felipe became its own municipality in 2022. At this time, taxes cannot be paid online, and must be paid in person. They will accept cash, in MX pesos or US dollars, or credit cards. They are working to develop an online payment system but it is unknown when that will be ready. The old online system was for Mexicali and cannot be used for San Felipe.

Once it's available, you can make your online payments as follows:

To make an online payment go to:     sanfelipe.gob.mx
  • On the top bar, click on "Pagar Predial"
  • Select "English" or "Spanish"
  • Enter your catastral key (property tax id)
  • Follow the instructions to pay your property taxes using your credit card.

BE SURE TO GET A  PAID RECEIPT AND KEEP IT FOR YOUR RECORDS.

BILLS AND PAYMENTS

Property taxes, visas, annual Fideicomiso payments, and all utility bills are the responsibility of each individual property owner.  These fees all have to be handled separately.  Unlike in the United States, substantial financial penalties accrue immediately in Baja for non-payment or expiration of documents and utilities may be shut off with little or no grace period.  The Association can assist you with information about how to navigate these tasks.

Electricity and water can now be managed via websites. Electric company link is www.cfe.mx  and the water company link is www.cespm.gob.mx

Payment for some utilities may now be made from the US and Canada using Xoom.com (a PayPal product.) The fee is $2.99 per transaction. (August 2019.)
